I disagree that it's okay for the apartment to be tenantless in a down market if the apartment is debt free. The opportunity cost of lost interest/ dividends for such a huge investment is no small sum. While you can claim back your property tax, you still have to pay monthly maintenance.
But, $250k for a Tiong Bahru apartment is really cheap. I was quoted $550k for a 9 year old private condo in 2005. I think I would have made at least 30% profit if I had bought it then (Not like we had the money, of course
). But, if I had sunk $550k in the blue chips e.g. SGX shares in 2005, I would made many, many times more. Really don't think investment in property is the way to go...even in a down market...unless you're buying your own home.
Holidays
Need advice. We are thinking of going for our first holiday since our honeymoon nine years ago. Somewhere inexpensive. We've heard a lot about Krabi and Rendeng and cruises. Any advice? Which is cheaper, more fun?
