GG, which development r u looking at? Near to amenities and MRT station or good schools? If got all this, should be good lar cos at least the value is assured. Can rent out also, if don't want to stay there yet. I think price will slowly stablise bah but these few months, still hot cos with year end bonus, some people like to buy new place for Xmas, New year or CNY mah.

I agree on building a bigger nest via PPTY. PPTY px will only go up up a d away! Haha

Buying one now- need to do some comparison. Pure investment then need to check Psf in the nearby condos/within same condo. Etc etc.

Current mkt- subsale has more potential than new launch. Developers also know.. Thus they release by batches!

Pauline: era is gd tat they are giving newbie exclusive to deal , at least u can get a salary if u can close.. If station showflat, Heng got buyers , u also earn.. So it's gd enough.. Last time I jus joined, hven take comm then spend alot on marketing n all.. Xiong..
I also regret tat I Nv buy when pty is low to flip otherwise can earn a bit liao ..

Abt investment, location is very impt for gd rental yield cos rental is not long term contract, tenant will also review ur rental based on market rates.. If u thinking of using ur pty as investment, u hv to make sure u hv enough cash to pay off the installment Shd market is dwn as ur loan may not be able to cover bk or rather if ur unit is not rented.. Plus the misc fees mthly n all, buying a pty for investment must think carefully if u are on a tight margin...
I hv seen my Frds suffered cos they can't afford the installment n they no rental income n w another housing installment, end up in debts.. Then so pathetic .. No point... Keke ..

But since the market is crazy now, hdb prices are as high, alot of ppl are switching to pty Tats y end up more crazy sales..
Defer payment for some pty is still available thoug..
 
Gg- u staying or investment?

I feel it's diff needs. Investment/rental- go for low floor and ard 2 bedder enough. Own stay of cos the higher the better. Rental for 3fl and 23fl.. Not much diff. But ur purchase px diff Alot!

Capital gain- district v impt. D9/d10 moves v fast. Buy/well fast too. Alot of investors.. So flip fast. But d12.... Zzzz.. Pple buy and stay for 30yrs! Koon... Haha

Mtdt: on the contrary, I got 1 fren v cham. Bought a d10 last year, until now price actually came down because of flood reputation! Suay man!

Btw, anyone been to hakone? I'm looking for a good and easily accessible ryokan with private onsen. Any recommendation?
 
Shokel/NTDT, thanks for sharing. Yup instead of aiming to invest in 2nd property, should aim to pay off HDB loan first then. but cash is king leh. The cash if invest get higher return than paying off hdb loan leh. Heart pain to use cash to pay off hdb loan leh. That's why govt very smart, if you have existing loan, can only borrow 70% from bank. Deter you from buying 2nd property. :p

Yup, makes sense about low floor and high floor part. So, if not sure, should aim for mid floor? keke.

Eh sorry ar, cannot sleep due to coffee, sidetrack on some impt issues.

Recently my sis &amp; brother in law kanna accident, a motorist knock into his car and flew. My sis flung from left to right at backseat cos no seat belt. Her 2 children, no 1 at front seat with seat belt, no 2 in car seat, both no injury. Moral of the story is, please put our child in car seat, its very impt.

Another thing is hor, recently a lot of kids falling sick. My gf last nite told me her 14mths old son high fever, cant subside with oral medication. Last time becos enyu always fall sick mah, and fever often. So good to standby suppository just in case, as its the fastest way to subside a fever.

Hi, Tks for all the advices. Looking for plc to invest for now but may stay in future when expand family. Looking at mass market condo, not those v prime areas la, cannot afford those. Too exp now Liao! A few years ago when property price all time low we went to see seaview unit, now totally no need dream Liao!

Sandy - RES Course is SGD780. then exam another 200-300. I joined company first (before CEA came out..) so paid 600+ for company course. Then make namecard/buy insurance etc etc. aiyo.. really alot of $$ dump in and i havent even break my egg! wahahaha

personally i find any company also same.. but it's ur mentor tat makes the diff! i wont recommend mine for sure! wahahaha

actually, really not easy to a property agent. My former agent brought us to many places before we married but we couldn't settle on anything. Almost got one but changed mind cos the seller's agent was too unethical. ended up he burnt a lot of time on us but didn't get any comission as he had 'retired' from being a property agent when we wanted to look at houses again.

If the property agent is skilled at his job and can give proper advice, then I think he/she deserves the commission. But some property agents are really fly by night crooks. The agent who eventually sold us our flat was quite professional and went through all the procedures with us and even did a quick financial plan for us. He was actually the seller's agent too so he could 'bo hiew' us. Instead, he took the trouble to come down and meet us after work to ensure that we were clear with all the neccessary paperwork.

My brother's property agent, however, gave him wrong advice and was really not worth the commission! He told my brother some information which was different from what my property agent told us so ended up my brother had to double check with HDB and correct him instead. Like this, my brother might as well save the commission and handle the paperwork himself!
 
MTDT: Need to seek your advice. Kayla starts her 4 hour playgroup at Pat's next week. I am now wondering what I should dress her in everyday for school hahaha, cos Pat's no uniform! What do the girls wear to school at Zavier's branch? Tees with short/tights?

btw, my agent also the seller agent last time so he very good to us. at least he was frank with us that he prefer to sell to us cos no need to share commission. he knew seller wanted $320k cos that was the last offer they rejected (then regreted) but I told him I am only willing to pay $315-318k. end up final price is $316,800. Almost $10k below valuation lar. but he wasn't persistent enough when the sellers handed us the keys 3 weeks after agreed date cos he was caught in the middle n seller refused to answer my calls n his calls. -_-

mtdt, my course starting on 17 Jan at IEA office, hdb hub. SMU also has the same course? I thought only IEA n Real Centre Network offering now.

Shokel, so is giving exclusive deals to newbies a common practice or only ERA does that? :p

I only can take nite course - so IEA holds it at NTU and RCN holds it at SMU.

YL, different mah, yours is good location, big 5A unit, high floor and with seaview leh. Definitely can command a premium compared to mine. Mine is 5I, mid floor, partially blocked view. I think the only 2 plus points about my flat is that it is walking distance to NTUC and within 1 km to a SAP primary school (and of course 5 mins walk to ILs house). Next time be it CC or primary school, they can help us to fetch the kids. kekeke.

MTDT, yup, mine is day course cos hubby said 10-1pm morning course is better, on days when I have course, just ask MIL to bring no. 1 back from CC at 12noon and look after her for the day. Whereas if it's 7pm - 10pm evening class, MIL has karaoke on Wed and hubby has reservist until Feb so he also won't be back early enough to look after the kids. Personally, I also don't like evening class lar cos if come back at 10+-11pm, the kids will be asleep by then. Plus I'm afraid I'll fall asleep for night classes. :p

MTDT, I like the overpriced district 15 that is out of reach lor. Cos I like seaview. Maybe I should settle for bedok reservoir view then prices will be more reasonable but then there are no good primary schools near there. :p

Shokel, oic, then maybe it's different practice for different agencies. It's the exclusive deals that attracted me in the first place cos I don't mind earning less if I don't have to pay so much on marketing. At least got more time with the kids.

Also any good agency that mummies here can recommend me? I remember last time there's 1 mummy recommend a good one but i can't recall already. Also if is transfer maid i don't need to pay for the agent fee already right?

MTDT, yup, I know Red Swastika is good but don't think it's within 1 km from the waterfront key and waterfront gold developments right? Anyway, I still prefer primary schools that are within walking distance so that the gals don't have to wake up so early in the morning to take school bus or public transport to school. :p

YL, haha, ya lor, that day when we were going back, hubby joked that we should leave RaeAnne in the zoo where she belongs. kekeke.

Although RaeAnne is a water baby, RaeLynn is not lor. She always look very worried in the swimming pool though she enjoys being in her bathtub. At the waterplay, I see her cry until so poor thing so she's in and out of the water in 5 mins. Maybe she's like hubby who doesn't like swimming. :p

Hakone Gora Onsen is very very good!!! we love it!!! She say very near train station too, 2 minute walk...
